Having worked with teachers AND first time home buyers I know how exciting and scary it really is. As a former teacher and a present realtor, I believe it is my job to educate the buyers and walk with them through every step along the way. I taught English for 21 years prior to going into real estate. I believe that a first time home buyer is synonymous to being in an English class becaus one level builds on the next. The teacher instructs and leads and the student learns and then applies that knowledge. There are many homes out there right now that would be perfect for first time home buyers. I tell the sellers that this is why it is now the best time to sell because they've got a tremendous resource with teachers and their families. I tell first time homebuyers that it's a good time to buy because of the government's tax credit, historically low interest rates and great inventory. Also, since I am affiliated with Realty Executives, we have access to the Homeworks program that is specifically designed to help teachers and their families out. Finally, someone understands us. I know how difficult it is to get yur first home. My daughter it working on getting her first home now. This is her 2nd year of teaching , she is single and we are working on finding the exact home ,to fit her needs.I would love to help fellow teachers do the same.

First Time Homebuyer Tax Credit has been amended.
Tax credit has been increased to $8,000 for homes purchased between 1/1/09 and 12/1/09. Additionally, the credit will not be required to be paid back if the home is purchased between 1/1/09 and 12/1/09 and the buyers remain in the home without selling it for at least 3 years. The credit can be claimed on 2008 taxes with an amended return or on 2009 tax returns. It should be noted that if the home was purchased in 2008 the credit remains $7,500 and it still needs to be paid back over a 15-year time frame beginning in 2011.

First time buyers! Welcome to the market - no one can tell you if this is the bottom or if this is the "right" time to buy. But it is certainly an affordable time to buy. If you have been saving and planning and thinking about buying then this could be the right time to buy. In 2006 I felt so bad for people trying to buy their first home. Not only were prices going up everyday but homes were coming off the market so fast that you didn't even get a chance to look at the home and learn about the process. Now at least you have time! Take the time - LEARN the process - become an educated consumer and you should never find yourself in the position so many are in today.

The new tax credit approved is even an added incentive!

Senate Approves $15,000 Tax Break for Home Buyers

This is exciting -- the Senate today voted on the economic stimulus package and approved a tax credit for up to 10% of the purchase price with a maximum of $15,000 for home buyers. It's an amended version of what the House passed, which means it still needs to go to committee. But this is double the amount of the present tax credit which, at the moment, isn't really a tax credit at all but instead an interest-free 15-year loan.

President Obama is behind this big time. Doesn't look like the Republicans are as enthusiastic, but they are in the minority. The President is urging members of Congress to vote on this without delay.

Stay tuned tomorrow for more developments as this piece of legislation works its way through our legislature. I'm stoked. How about you?
